By laws for the-M-place

Management fee

A monthly management fee will be charged. This fee includes:

- Maintenance of common areas

- Usage and maintenance of swimming pool

- Salaries of gardeners and cleaners of common areas

- Disposal of normal trash (in standard disposal bags)

- Electrical fee for common areas

- Water for common areas

- Maintenance of water tower

- Administrative expenses including salary of accountant

The fee will be set by Mae Rim Oasis Resort and Spa Co Ltd, however, cannot be higher per landplot as 12.5% of the cost occurred to Mae Rim Oasis Resort and Spa Co Ltd.

The management fee will be charged by the end of each month and has to be paid within 10 days.

The management fee is due for the first time the following month upon signing the contract of the land with Mae Rim Oasis Resort and Spa Co Ltd.

Water- and electrical fee

Above cost will be charged by meter.

House rules for the-M-place

At the moment, the first house is soon going to be build. After 3 houses are completed, any house owner in the-M-place can request, if he feels necessary, for the yearly meeting with all house owners. A house union for the-M-place has to be set-up, containing the following board:

- Director

- Accountant

- Manager

- Secretary

- Auditor

All work done will be on an honorary base and without payment.

All house owners are obliged to join this union. Every house paying the management fee is getting one voting right. It is the duty of this union to:

- Establish house-rules valid for the-M-place. A sample is provided by Mae Rim Oasis Resort and Spa.

- To make sure the house-rules are followed.

- The housing rules can be changed by the yearly meeting. However, all owners have to be informed beforehand in writing about any proposed changes. By the voting meeting, 2/3 of the valid votes have to be present or represented. The majority for approval needed is 70%.

- Handle the repairing/replacement cost of the common areas, either by fund or yearly bill.

Any party of this union automatically loses his membership, if he sells his property.
